Appraising
your property and completing a rental
assessment to ascertain a fair market
value. Rent reviews are undertaken each
time the property becomes available for
rent, at the discretion of Kapiti
Property Rentals and/or as requested by
the owner.
Advertising of the
property is through the local newspaper,
websites and a display at our busy street
frontage office window.
All applicants are
required to complete an application form
where identification, next of kin,
previous addresses and the names of
current and previous landlords,
employment details and information on all
occupants is disclosed. Reference checks
and credit checks are completed along
with checks to ensure all information
provided by the applicant is true and
correct.
A bond is collected from
the applicant prior to keys for the
property are issued and lodged with the
bond centre until the end of each
tenancy.
The Tenancy Agreement is
drawn up and any extra clauses requested
by the owner are added. All Tenancy
Agreements must comply with the
Residential Tenancies Act 1986 therefore
any special conditions added to the
agreement must not contract outside of
this.
An initial inspection is
undertaken prior to all tenancies
commencing. This includes both a video
and written inspection report. All
chattels belonging to the property are
also included and noted. Further
inspections, at no extra charge, are
carried out on a three monthly interval.
Rent is collected in
advance from the beginning of the tenancy
and paid weekly or fortnightly. With the
use of our computerised property
management system, rent is monitored on a
daily basis. Any missed payment is
followed up immediately and appropriate
action taken.
Rent collected is held
in a trust account and paid by direct
credit at the beginning and at mid month
to the owners after expenses have been
deducted. A statement accompanies every
payment made at the beginning of the
month along with a full financial summary
report at the end of each financial year
for ease of completing tax obligations.
Maintenance is noted
during the inspections and if necessary,
repairs are undertaken after consultation
with the owner unless it is an urgent
health and safety issue whereby
contractors are immediately called for
necessary repairs. Quotes can be obtained
in circumstances where major repairs or
renovations are to be undertaken.
In the event where
representation on the owners behalf is
required at Mediation or Tribunal a
representative from Kapiti Property
Rentals will attend.
