What do we require to rent a property from Kapiti Property Rentals?
Completion of an application form, proof of identification, references from previous/current landlords and a credit check will be undertaken along with confirmation that the landlords references are true and correct.

How much bond is required?
The most a landlord can charge is equivalent to four weeks rent, Kapiti Property Rentals charge a bond equivalent to three weeks rent.

Do tenants have to pay a letting fee to Kapiti Property Rentals?
No let fee is required from tenants renting through Kapiti Property Rentals

How often is the property inspected during the course of the tenancy?
A video and written report that both parties sign is completed prior to the tenancy commencing and thereafter it is every three months.

What action is taken if the tenant does not pay rent?
Kapiti Property Rentals downloads bank statements every working day therefore any missed rent payments can be highlighted immediately.  Contact is made with the tenant immediately, if no payment is made within 24 hours of this a ten day working letter is sent to the tenant requesting remedial action.  Generally tenants have this payment made promptly, but in the rare circumstances where no payment is received further action via way of tenancy mediation/tribunal is undertaken. In the worst case scenrio the tenancy will be terminated and the tenant evicted. The outstanding monies are pursued and an order is put against the tenants wages for repayment.

How do I, the property owner receive the rent and how often?
Tenants pay the rent by automatic payment directly to Kapiti Property Rentals. On the 15th and the 1st (or the first working day after these dates) of the month Kapiti Property Rentals direct credits all rent less any expenses and fees to your nominated bank account.  A statement accompanies the month end payment showing all income and expenses for the respective month.

How much notice am I required to give to the tenants if I want to move back into the property or sell it?
Six weeks notice is required from owners who wish to move back into their rental property. Six weeks notice is also required where the landlord has sold the property and a requirement in the agreement is for the purchaser to have vacant possession.

Who arranges any maintenance/urgent repairs?
Tenants in the first instance contact our office to notify us of any repairs.  Should it be deemed urgent health and safety - eg blocked toilet, no hot water, no cooking facilities arrangements with the appropriate contractors are made immediately.  Should the tenant notify us of repairs that are not deemed urgent and or maintenance issues are noted during the routine inspections owners are notified of this and action taken under authorisation of the owners.
